Finding the Right 400 Square Feet

We had been looking specifically for a ski-in property in Breckenridge, but ski access alone wasn’t enough. It needed to fit the same criteria we use for every investment: walkability, access to the mountain, a great location and an opportunity to create value.

At $405,000, this 400-square-foot studio in the Blazing Saddles complex offered something increasingly difficult to find in Breckenridge: an attainable entry point into a property with genuinely great fundamentals—and plenty of room for improvement.

The condition was actually part of the attraction.

After decades with the same tenant, very little had been done to make the studio relevant to the way people experience Breckenridge today. With a renovation budget of approximately $38,000, the opportunity is to take a small, tired space and make every square foot work harder.

Not by making it look like every other mountain rental.

By giving it a personality of its own.

An ’80s Ski Pad Meets a Loft

The design direction is somewhere between an ’80s Breckenridge ski pad and a small urban loft.

Maple plywood floors will bring warmth and character underfoot. Walnut cabinetry will give the kitchen richness without making the small space feel overly precious. Wood, metal and simple architectural details will provide a more utilitarian edge, while carefully chosen touches of ’80s ski culture will keep the place from taking itself too seriously.

There will be some nostalgia. Maybe even a little kitsch.

But this isn’t about creating a theme.

It’s about remembering where we are.

Breckenridge is a ski town, and this is a ski-in studio. The design should have some fun with that.

At just 400 square feet, there is also nowhere for bad design to hide. Every piece of furniture, every cabinet and every bit of storage has to earn its place. The challenge isn’t to make the condo feel bigger than it is. It’s to make 400 square feet feel exceptionally well considered.

Different on Purpose

Spend enough time looking through vacation rentals and a certain sameness begins to emerge. The finishes change slightly, but the formula is familiar.

We want this one to feel different.

A great vacation rental has to perform in photographs, but the experience can’t end there. The materials should feel good when you touch them. The storage should be where you need it. There should be a place for ski gear after a day on the mountain and a place to sit with a drink afterward. The details that caught your attention when you booked it should become the details you remember after you leave.

That’s the opportunity at Blazing Saddles.

The best parts of this property were already here. The mountain. The view. The ski access. The ability to walk into town.

Our job is to make the 400 square feet inside worthy of everything outside.

Thirty years with the same tenant. One block from Main Street. Ski-in access. Peak 8 out the window.

The pink cabinets never stood a chance.

The kitchen cabinets are pink. The carpet has seen better decades. And until recently, the same tenant had called this tiny Breckenridge studio home for 30 years.

It would be easy to walk through the door and see everything that’s wrong with it.

We saw everything that was right.

Outside the window is a view toward Peak 8. One block away is Main Street. And at the end of a ski day, you can come down the Four O’Clock Run, cross the street and be home.

Pink cabinets can be replaced. Carpet can be pulled up.

You can’t renovate location.
